Highly recommended

Great location, cozy and clean. I come back every month gladly. Managers friendly and helpful. I recommend it. Next to the b&b there are many services and restaurants and trattorias of qualità.Si breathe Rome at every corner. The train station is a stone's throw away and two more are enough to reach the historic center.

Your standard room

I booked this ''B&B'' quite last minute as our plans to travel to Rome happened quite last minute.
Unfortunately Rome is quite expensive for nicer hotels, especially in the city center, so luckily this place was still available at an affordable rate.
From moment one the communication was absolutely splendid. Because we had issues finding a smaller hotel / B&B / Guest house that would allow late check-in (we landed after 21:00), this place told us it was possible and we kept in touch when we landed etc.
There was someone that stayed later on at night for guests arriving later.
Even though the reviews are quite negative, our room was exactly what we needed. It was clean, it wasn't very noisy and the beds were comfortable.
We had to whisper and keep quiet out of respect for the neighbors. It is a very small B&B and you can hardly call it a B&B. Upon entering the hallway there is a little desk and 3 doors on the left so I think there is about 3 or 4 other rooms.
The building it was in had more guest rooms and hostels.
The elevator was very old but did the work for us.
It is called Bed and Breakfast, which I suppose it technically is. We got some pieces of paper that served us our breakfast vouchers in a cafe nearby. We never went there because we felt quite awkward as it was a regular cafe with Romans going there for their morning coffee and pastries but they do offer it.
During the day when we went to our room we still had to deal with a payment with the host. I have quite a loud voice and she told me quite rudily to shush. I understand during the night but it was during the day and other guests were checking-in. After that we went to the room and she continued on speaking very loudly over the phone and starting to vacuum. Other than that we didn't have any issues.
The A/C was working fine but as I like fresh air we kept the window open at night. Even though you are not located on a very busy street and you are quite high up, there was a lot of street noise at night so I had to wear ear plugs.
It's so called in the city center but besides a 30-min walk to the Colosseum everything else was further out. The closest metro station was Roma Termini or Spagna.
Would go here again because of the location and value for the price. Nothing special, just average but it was clean and comfortable which is most important.
Shower was extremely small. I am 5''7 / 1m70 and was quite small for me, if you are a bit bigger good luck getting in the shower.

Ok experience

Nice and welcoming atmosphere, however the prices are a little too high and the breakfast is simply a croissant and coffee. Of course it is the center but I thought it would be a little larger in terms of space. The positive thing is that it is close to services, easy to get to, the station is very close, so from this point of view very convenient

Terrible experience!

I do not recommend this place, especially for those who value good sleep and silence at night. Being there myself, I couldn't sleep for 2 nights in a row, the walls and doors are so thin that every possible sound comes through. The air conditioning unit makes a noise like some kind of construction equipment is working, there is no remote control and it is not even possible to turn off the unit. I have been actively traveling for the last 20 years, but this is the first time I have seen such a noisy device. Breakfast is only bread with coffee. The shower head in the bathroom is so old that the water hardly comes through. Unbelievable what this owner saves on. When someone uses the toilet, the noise of the water can be heard over the city of Rome. On the second night, someone was talking loudly on the phone until three o'clock in the morning, at that moment I couldn't understand where it was coming from, the next night the same story started repeating itself, but then I decided to find out where the voice was coming from and it turned out that the staff of the same hotel were playing computer games at night. Unbelievable!! and when we made a remark, the next day was still being offended. There are 5 rooms in total, two facing the courtyard and three facing the street, the rooms facing the courtyard are especially crazy, one of which faces the hotel's kitchen and dining room (where the guy plays computer games). If there is a great temptation to go there and try to last a long time without sleeping, I recommend taking the rooms facing the courtyard. Lmao.

Short break in Rome

We chose B & B Andy and Lu from a having stayed on a previous visit to Rome. The room was very clean, simply furnished and very comfortable. It suited our needs perfectly. It’s a good location with plenty of good local restaurants and cafes close to the main termini. Our host Lu Lu was very welcoming on our arrival and provided us with a lovely breakfast each morning. It is good value for money, and we enjoyed our stay. If visiting Rome again we would definitely stay here again. Thanks Lu Lu.
