many shortcomings and difficulties
No one is ever present in the building. Not even during checkout! They give instructions on WhatsApp whenever they want, but if you have to ask for something that goes wrong, it's difficult.
The location is central, but inside the limited traffic zone, so it's impossible to enter by car (even though I asked on WhatsApp).
Upon arrival, we opened the door with a combination lock and took the keys.
We immediately noticed that the room didn't match the specific photos of the double room we booked: in particular, the bathroom wasn't new, but rather old (old fixtures), and the toilet was broken. The shower was a bit rusty, the window had a broken internal lock, and the door was old-fashioned, from the 1980s. The broken toilet was quite annoying.
But the bathroom photos in the reservation were completely different !!!!
The bed was fine, but there was no minibar and no chair.
Wi-Fi was provided, but we couldn't find the password in the room: we asked via WhatsApp and only got a response late at night.
Breakfast is in a sad little place called a bakery, where you can get a cappuccino and a croissant.
We received a message telling us to leave the keys on the bed with €10 for the tourist tax upon checkout. It's impossible to interact with anyone, even to hand over keys and cash (so you can't use a credit card, only cash).
I wanted to pay the tax by bank transfer, so the person, I don't know by name or face, immediately texted me telling me to pay €10 within one day or else I'll be reported. But he didn't explain the old and broken bathroom.
I forgot: there's no elevator, so you have to take the stairs with your suitcases.

Check review dates. I did not.
Check-in was rushed and we had to pay up front. The three other places we stayed in Italy waited until check out. We never again saw a person in the office after paying up front. We now know why.
There was no hot water until the second day. Emails were returned promptly the first evening, but
The hot water knob on the sink took two hands to even budge to a trickle. I am a large, strong man but the faucet defeated me.
The room was 28 C (82.4) degrees when we arrived. The air trickled slower than the sink the entire stay. I got it to move a little faster, but it was not acceptable. The young man who stopped by tried to fix the air. He could not, said it was unacceptable, apologized, and said he would see if he could get us another room. We never saw him again. I take it nothing else was available.
The longest the Wi-Fi ever lasted at any one time was five minutes. If a traveler is relying on WhatsApp to communicate while back at the hotel, it is extremely difficult.
The toilette seat shifted left and right more than one would consider an acceptable distance. It seemed barely bolted.
Neither of the two bedside lights turned on. I tried to move the bed to see if they were plugged in but had no success.
If there is daily housekeeping, we did not have it. There is not even a card to hang outside the door requesting or refusing service. We had the same towels for three days and never saw anyone to ask except for the young man who came to fix the air. We were not thinking of towels at the time.
All day Sunday and into the night, a sound of clattering / breaking dishes filled the rooms. On this site the rooms are said to be soundproof!
This is said to be a bed and breakfast. Judging by old pictures of feasts in rooms it must have been. I don't mind walking for my cappuccino and cornetto, but Giolitti might be more difficult for someone to find since it is 230 meters and a couple of turns away compared to MargheRita which is 30 meters away on the same street.
All of this and I have not received an apology or any compensation. I believe that a refund for at least the first night is reasonable.
Please check room 4. Nothing here is exaggerated.
