The location is great and this place is fine for a short stay. The kitchen was clean and had good items for breakfast. The AC is the room worked really well and when I came during a heat wave, it was much needed and definitely cooled the room down. The rooms are a bit old but personally, I liked it since I got to experience the layout of how people live. It is on a fairly quiet street but in a great central location where you can walk everywhere. The building has an elevator so if you have bigger luggage, this definitely makes it convenient to carry stuff up and down. The owner was very nice, communicated well, and punctual so overall, this was a very solid place to stay in Rome and I would stay here again.

POOR!

Only good thing about this is location. Bedroom , bathroom and kitchen not clean. We were on the evening flight and the host took €50 from us for late check in which we were never told about and in fact we were not actually late . I would avoid

You may need to tell the arrival time more than 20 minutes earlier than the expected. The host delayed for all 3 check-in in the same day.

We stayed for three nights.
Check-in was easy. Host met us as we got to the property and explained how things worked, such as keys, breakfast etc. and was friendly.
The location is great. It’s a 10-minute-ish walk from The Spanish Steps. Every location we visited, Spanish Steps, the Colosseum, the Trevi Fountain, The Vatican etc. we walked to and from. Some, like the Vatican, are further (37 minutes each way) away than others, but nothing not able to be done by someone willing to do the walking. Otherwise, there’s the Metro.
The price for the location compared to others is reasonable and preferable.
My worst complaint is the sleeping situation. There was one pillow per person, both being completely flat, so it made for a more difficult time to sleep and pressure on shoulders as I’m a side sleeper. I’m ok with one pillow as that’s normally what I sleep with, but not one that has zero substance. The mattress wasn’t the best either, but the pillow is what made it not the best sleep. I kept needing to switch the side I was sleeping on as my shoulders got sore.
There are three rooms of which one, the one we were in, had an attached bathroom. It’s small, but I wouldn’t hold that against them due to building location. However, it wasn’t the cleanest. It wasn’t horrible but monitoring cleaning crew now and then would probably fix issue. Switch out toilet brush, misc hairs.
For the price and the location, it’s a good stay. I’d stay again but hope the pillows got an upgrade.
