Overall, we had a very pleasant stay, but I rated the property's maintenance and amenities 4 out of 5 for a few reasons.
We booked a Superior Room with a cathedral view, but the entire cathedral façade is currently covered by scaffolding and a large restoration tarp. I understand that this is outside the hotel's control, but since the room is marketed as having a view, it would have been appreciated if guests had been informed before arrival.
The bed's headboard also showed noticeable signs of wear, with several pieces peeling off. It's a minor detail, but it takes away from the overall impression of a premium room.
Finally, when we arrived and took a shower, we found that the shampoo/body wash dispenser in the shower was empty. We mentioned it to the staff, and it was refilled by the time we returned later that evening, so the issue was resolved quickly. Still, for a room averaging over 250$ per night, these are details that should already be taken care of before guests check in.
That said, the hotel's central location was a major advantage and made it easy to explore the city on foot. We were able to walk to most of the main attractions, which made our stay even more enjoyable.

Never again

We stayed at this hotel in Rome for a few nights and paid over £1400 so naturally our expectations were quite high, even for a 3-star hotel. Unfortunately, the reality did not match the photos online.
The room was dark, overlooked a courtyard, and felt tired and poorly maintained, with marks on the walls and unpleasant corners in the bathroom. The biggest issue, however, was the noise. There appeared to be someone living or staying in the apartment above us, and there was constant heavy thumping every single day and night. It honestly sounded like someone running back and forth nonstop, with the ceiling shaking at times. Sleep was extremely difficult and I had to wear earplugs every night.
Breakfast was disappointing and very inconsistent depending on the staff member. One lady was excellent and happily made fresh eggs for us, while another seemed unwilling to help and only made microwave scrambled eggs. The sweet options were also overwhelmingly sugary and the overall selection was limited.
Cleaning was done daily, which we appreciated, and the free water station near reception was very useful. Check-in and check-out were also smooth.
One thing I would strongly warn guests about is booking taxis through the hotel. We were charged €65 for a transfer to Ciampino Airport, despite official taxis costing €40. The explanation for the extra charge felt vague and overpriced.
Overall, there were a few positives, but for the price we paid, the hotel was disappointing and definitely not good value for money.

Great location - very central and most tourist attractions are walkable in 30 mins. Location has lots of high end shops (like being in the Knightsbridge in London). Staff very helpful and friendly. Only real negative was breakfast was adequate, would only have it if incl. in room rate. Would do with better sound proofing on windows

The room was much darker and more worn than the photos suggested, with signs of poor maintenance. The biggest issue was constant heavy noise from the apartment above, day and night, which made it very hard to sleep even with earplugs.
Breakfast was also disappointing, not only because of the limited and overly sweet selection, but also because it was served right outside our room in a very awkward corridor space. This meant we could hear everything from early morning, and every time we left the room we were immediately facing people eating breakfast, which felt uncomfortable and lacked privacy.
Service was inconsistent depending on staff. One member was excellent and very helpful with fresh eggs, while another was less accommodating.
On the positive side, rooms were cleaned daily, check-in/out was smooth, and the free water station was useful. However, we would avoid booking airport transfers through the hotel, as we were charged €65 compared to the €40 taxi fare.
Overall, disappointing and not good value for the price paid.
