Very good location!
Perfect location to those who wants explore Split oldtown :) very cozy, clean and beautiful apatament with kitchen where you can finf anything you need :) very nice owners.

Not good
Stayed here last night, we initially booked 3 nights but have left after one, the room is nice once in it but the location is awful and not disclosed on any of the description online or by the owners when asked. The room actually is next to a strip club and night club backing on to the room that you can hear all night and even in the morning when we left the room at 8am there were groups of drunken men just coming out of there.
The area the apartment is situated in is in is quite dirty and unclean
Also due to the hot tub inside it does smell of chemicals (chlorine) which means you have to have the small window constantly open for ventilation as the fumes are overwhelming which lets extreme road noise.
When raising the issues the host was very unhelpful and dismissive.
Overall the room it’s self is nice but Non of the above is disclosed.

Luxury?
I suppose it depends what one’s definition of luxury.
One of the major problems with this type of accommodation is the absentee owner. Here there seems to be two layers of management.
We arrived by car, our sat nav could not find the location so we parked outside a large hotel, opposite a graffitied building, like many in Croatian side streets. This turned out to be the location of the Spalatum Luxury Rooms, from that side it was possible to see a disused cafe(?) area within it.
We finally made contact with an employee, who took us to the garage we had booked before we had unloaded our luggage. The garage is owned by the absentee owner who charges nightly in Euros - cash -(Croatia is currently outside the ERM!) It’s difficult to get in and out of (hire a smallish car, we didn’t) but is safe and secure.
We arrived at the property from the garage, the first thing we noticed is the wall sign for it is broken, with pieces missing.
The accommodation is on the first floor. On entering one sees something resembling a small reception desk, a small kitchen and 4 doors.
Our room no 2 was well equipped - small fridge, tea, coffee etc. The bed was fine. The bathroom was not! A couple of feet off the bedroom which it could take would have meant the shower which had no threshold wouldn’t flood the floor - evidence of that was the door base was beginning to peel. It was definitely a one person room unless the other one was in the shower!
Our room had a balcony, which was described as having a view of the City - the honest description should be a view of a very large car park, open 24 hours a day - there was one church tower visible way above the carpark!
The balcony door didn’t open properly when we arrived, we mentioned it to the manager who arrived on our second day to deliver our garage change (not in Euros!) who told us to pull it hard! Had we done that the likelihood is we would have damaged it. We finally managed to work out the problem and with the aid of a knife doubling as a screwdriver fixed it.
Note to owner - get the staff to make sure it’s openable before each letting.
Sitting out gave one a good view of the lengths drivers will go to rather than pay for car parking, but also some very good views of the evening sky.
We used no facilities in the kitchen, although I did notice items left in the sink on one occasion and other times items left to drain which didn’t look any too clean.
A word of warning - the fridge in the kitchen is right underneath a window, which was open. If you bend down to put anything in the fridge, be very careful, standing straight up from the bend means a bumped head!
I think a stay here has taught us to avoid privately owned accommodation on Booking.com. They would appear to take what owners say rather than checking it out. The main problem is there is some truth in what their descriptions say, but there’s A lot which isn’t or is omitted altogether. I also wonder what checks Croatian tourist organisation make.
Needless to say we will not be returning.

Location is the best thing
Come for the location, and that's it. This accommodation is based practically in the heart of Split city centre. I found the manageress particularly unwelcoming. The rooms are advertised as Luxury, although they are average.

Heart of the city
Fantastic, well appointed self catering accommodation in the centre of split. The location is perfect. 5 minutes on foot to the centre, 7 minutes to the old town, 15 minutes to bavice beach. Set on a side street, therefore exterior noise is minimal. There are a few local bars and restaurants surrounding the property of decent quality.
Overall this is a great value, high quality option for any couple visiting split. I’d also note that communication with the hosts couldn’t be easier, all done via WhatsApp with rapid responses.
Recommended.
