Good place to stay at a reasonable price.

Good place to stay in a quiet street close to lots of attractions. The room was a decent size but the shower was tiny. We loved the old elevator but if someone on another level doesn’t close the doors then it won’t come to you.
We did have a problem with the brightness of the room at night, we were in room 106, the curtains are thin and don’t reach the floor. There is a spotlight on the Chinese restaurant across the road that shines directly at the window, it was so bright in there you could see everything and it affected our sleep quality. Other rooms might be fine.

Zero kindness of the Owner. Courteous staff

The central location
The experience was bad. We had booked two rooms: one double for single use and one double for single use. When we arrived the owner tells us that the next day one of us would have to go to another hotel because an accident had happened. We expressed our disappointment, but she insisted that the next day a guest with special needs would arrive and that she was obliged to give him that room. The indisposed and at times not inclined to listen lady said she had no other solutions. We pointed out that he had not notified and that at least he should have sent an email. At which point he politely made a lot of excuses. We needed to stay in the same structure for work reasons. Considering our adamant no, the lady in bad way then said that one of us the next night would have to change rooms staying in the same structure. We agreed (also to close the issue now become unbearable). So the double room we had paid for, the next evening became a single room, cramped and with a very small bathroom.
In the morning a lady served us breakfast in the room, but she chose what we should eat because she brought us a tray with what she decided (for example: ricotta croissant rather than chocolate or empty croissants ... etc).
Serious structures when they do not have spaces to serve breakfast write that they do not offer this service or have agreements with some bars.
At the time of payment, the lady, who had said that for the inconvenience of the first day would not charge us the tourist tax by taking it on herself, went back on her word.
The place is lovely, but run that way unfortunately it is a sadness. We will never return to this b&b.

This property is located within walking distance to the spanish steps etc. There is a self service or fully serviced laudromat accross the road. Also accross the road is a good chinese restaurant for those that need a change from Italian food. Close enough to the Vatican as well. Cant fault it.

GOOD

Well located hotel with clean rooms, a king size bed with quality bedding
Everything is functional in the room, no surprises
Special mention for Maisa the hotel receptionist who speaks French very well and helped us with our stay.

Great Price, Safe Area to Stay

Based on Trip Advisor reviews, we decided to give this "Inn" a go. We were only there for one night and the price was right.
It's near the Vatican in a quiet neighborhood. It's NOT an Inn. I would classify it as a bedsit. You buzz to get in, then take an elevator to the "reception area" which is really just a broad hallway. The host was a delightful young man who gave us all the codes we'd need to get in and out as they do NOT have staff there at night. It's my understanding that they have a couple other floors of rooms as well.
Our room was Excellent. Spacious, fully stocked with everything we'd need. Mattress was comfortable as well. He gave us vouchers to a complimentary breakfast just up the street. Sweet cafe with lovely owners. We had more than we could eat and plenty of coffee.
The area surrounding the Inn is very safe - day and night. There are some outstanding restaurants nearby as well.
If we had known more about this "bargain", we'd have opted to stay here for the 4 nights on our return to Rome.
Bottom line: There are no frills to this Inn, but it is safe, clean and very, very affordable.
